Taking the Next Step: How to Get Your Real Estate Broker License

There are some agents in the Real Estate industry who take continuing education to meet a state minimum requirement - and then there are those who better equip themselves for change. They have recognized that there is significant room for career advancement in the industry and choose to go above and beyond to advance their own careers by attending every classroom opportunity. These students inquire on a regular basis what it takes to become a Real Estate Broker in New York State. 

A Real Estate Broker must be at least 20 years of age or older and have a minimum of two years of full-time experience as a licensed Salesperson. You must complete a total of 120 hours of real estate education before applying for your license. Within the Broker Application, you will also need to be able to prove 3500 points, based on real estate transactions. You may also show 5,250 points through equivalent experience in general real estate practice. Even if you have not yet accumulated the required experience, you can begin taking the necessary education at a New York State-approved Learning Center.

Chances are, if you are interested in becoming a Real Estate Broker, you already have previous real estate education. If you took the 45-hour salesperson course prior to July 1st, 2008, you will need to complete a 30-hour supplemental course, as well as the 45-hour broker course. If you completed the 75-hour salesperson course after July of 2008, you only need to complete the 45-hour broker course. Upon completion of the education requirements, you will need to take a final school exam and a state exam (generally administered once per month). 

In addition to helping upgrade your license, these classroom hours may also count as continuing education - so long as you met the attendance requirement and pass the school exam. Once you’ve completed this process, you’ll just need to complete three hours of Fair Housing and one hour of Law of Agency, required each renewal period.
