The Gila River property is 332.76 acres southwest of the Safford Regional Airport, Saffords Dry Lake Park is just to the north with Dry Lake Road being the northern boundary. The Gila River property has one mile of Gila River bisecting it with riparian vegetation, the confluence of the San Simon River into the Gila River is on the eastern boundary. About 188 acres are undulating river bottom land, the balance of the Gila River property is uplands level mesa. The farm property is a non-contiguous 33.59 acre irrigated farm parcel. It sits about half a mile south of Highway 191, the northern boundary is the Montezuma Canal and the southern boundary is the Union Pacific Rail Road. Physical access is from dirt farm roads but the farm parcel does not have legal access. The farm property (103-17-029) has 29.60 acres of decreed water rights and 27.20 acres are being irrigated. It is in the Gila Valley Irrigation District and receives water from the San Jose Canal. The 2020 assessment rate for the San Jose Canal is $40.00 per decreed acre and is paid outside of the property tax bill directly to the district. Water delivery is 6 acre feet per irrigated acre per year.
